Access Statement for:
Westview Guesthouse, Llowes, Hay-on-Wye, HR3 5JD

The Approach to the Property:
The house is approached from the main drive.
The layout of the house is reversed with the open plan living area and breakfast room upstairs. Breakfast can be served in your bedroom by prior arrangement for guests with mobility problems.
There is a large gravelled drive around the house with generous parking areas both at the front and back of the house.
There is a car port at the side of the house available for use.

Paths and Gardens:
There is level access to the front door (width 838mm) from the front parking area, the path distance is 2 metres.
Rear and side entrances have two steps.
There is a large gravelled courtyard at the rear of the house with a large table and chairs available.
Large garden area to the rear, this is not level and has several steps for access.

Bedrooms:
One double bedroom is on the first floor has an en-suite bathroom with bath, shower and toilet.
Two ground floor double bedrooms have en-suite bathrooms with a shower, sink and toilet.
One ground floor twin bedroom has a private bathroom across a corridor with a bath/shower combination, sink and toilet.

Doors:
All external and internal doors are 838mm wide.

Switches and Sockets:
All switches and sockets are between 450mm and 1200mm in height.

Alarms:
Four interconnected smoke detectors – 2 upstairs and 2 downstairs.

Transport:
There is bus stop 300 metres away on the main road with one service per day to Brecon and Hereford.
The nearest train station is Hereford (25 miles).

Stairway:
Stairs are in the front hall. Two flights, one with 3 steps and the other with 9 steps.

Communications:
Mobile phone reception is generally adequate, although better upstairs. We have a private 3G Vodafone network for guest use.
There is a public phone box and post box 300metres from the house on the main road.
There is a wireless broadband connection available for use, also wired network points are available on request.

Smoking:
There is no smoking permitted anywhere in the house.
